What drives your final number.
The estimate above uses a midpoint RM/sqft by system type, multiplied by your area and a slab-condition factor. Real quotes vary around this depending on five main drivers:
- Slab moisture (MVER) — high moisture triggers a moisture-tolerant primer or DPM intervention, which can add 15-30% to the total.
- Substrate flatness — slabs out of flatness spec need grinding or cementitious levelling, priced as a separate phase.
- Thickness and chemistry — within a system family, thicker or higher-spec chemistry moves the per-sqft rate significantly.
- Coving and detailing — HACCP coving, dock edges, and transition ramps are priced separately from the base floor.
- Access and site constraints — out-of-hours install, phased zone-by-zone work, and off-peak logistics all affect cost.
