Should I install epoxy or polyurethane (PU) flooring in my factory?
Epoxy wins on bond strength and dry-environment abrasion. PU wins on thermal shock, chemical washdowns, and wet processing. If your slab sees steam cleaning, sub-zero transitions, or aggressive acids, specify PU. For dry warehouses, workshops, and most production floors, epoxy is the right chemistry. We scan your slab, review your chemical and thermal profile, and recommend the exact system. We don't sell the one with the biggest margin.
Why do you insist on moisture testing before quoting?
Moisture vapor coming up through your concrete slab is the single biggest cause of epoxy peeling, blistering, and delamination in Malaysia. We use Tramex CME4, CMEXpert II, and CMEX5 non-destructive meters to map moisture across your entire slab before we quote, and again before we prime. Contractors who skip this step are guessing. Guessing is why floors fail within 18 months.
How much does industrial epoxy flooring cost per square foot in Malaysia?
Industrial epoxy ranges from about RM 25-85 per sqft for self-leveling systems, RM 45-180 for polyurethane, RM 60-220 for HACCP-compliant hygienic PU, and RM 70-220 for heavy-duty mortar at 6-12mm thickness. The spread is driven by slab condition, moisture mitigation needs, system chemistry, and thickness. Every project is quoted after a Tramex scan. No square-foot averages on our invoices.
Do you serve facilities outside Johor Bahru?
Yes. Our primary coverage is Johor Bahru, Pasir Gudang, Skudai, Senai, and Iskandar Puteri, but we regularly work across Malaysia with consistent project presence in Selangor, Kuala Lumpur, and Penang. How long will my factory be shut down for the install?
For a typical 500-1,000 sqm factory floor: 1-2 days site prep (diamond grinding or shot blasting), 1 day primer, 1-2 days buildcoat, 1 day topcoat, and 24-72 hours cure before foot traffic. Full chemical resistance usually takes 5-7 days. Your actual window depends on ambient temperature, system choice, and substrate condition. We commit to a return-to-service schedule in writing before work starts.

Yes. A first site visit for Tramex moisture scan, substrate walk-through, and BQ scoping is free within our standard Johor coverage. For out-of-state projects we may ask to cover travel only.
